Springing into April!

A slower start to the real estate market in the Durham Region this year has largely been a result of harsh weather conditions. It was a classic Canadian winter, but with that behind us now, it should be interesting to see how the spring shapes up, both in volume of offerings and productivity. 

Top economic and housing analysts from the big banks are predicting that sales will be up overall for 2019 in our area, largely due to an influx of move up or transitional buyers into the market. These buyers were a scarce commodity last year, with the housing market depending heavily on the entry level, first time buyer segment in 2018, which was greatly restricted in and of itself due to the OSFI mandatory stress test. The result? We saw market conditions drastically decline. Now however, a savvy move up buyer population is recognizing that there are terrific opportunities out there in certain specific price ranges, so they are taking full advantage of favourable market conditions to upgrade in location, square footage and housing features. Values should see modest increases over the course of the year as the listing inventory is expected to remain tight.  April is, however, traditionally a time of improved selection and the beginning of the season for rural, country and cottage offering as well. Inventory historically swells this month, usually peaking in May. We’ll see if that holds true again for 2019, all things being equal.

Oshawa’s Clean Energy Research Laboratory (CERL)

The CERL is a world class facility and part of the Faculty of Engineering and Applied Science at UOIT. This cutting edge laboratory pioneers clean energy research and is working to uncover major solutions to the problems of climate change. CERL’s mission is to develop clean energy technologies and move them from the laboratory to commercial and industrial applications. Currently, researchers are working on the world’s first lab-scale demonstration of a copper-chlorine cycle for thermo-chemical water splitting and nuclear hydrogen production. Using nuclear, solar or other heat sources, the Cu-Cl cycle promises to achieve higher efficiencies, lower environmental impact and lower costs of hydrogen production than any other existing technology. The worldwide hydrogen market has been growing by about 15% annually.  By 2020, growth will rise to 40% annually and values will reach several trillion dollars per year. Hydrogen is needed in everything from agriculture to manufacturing to fuel for transportation.

A Peak into the future of Kedron!

The Kedron Planning Area, in coordination with the Kedron Part II Plan approved back in 2014, comprises lands between Ritson and Harmony roads, on the north side of Conlin Road. It is expected to grow to accommodate 22,000 new residents on 1,151 acres of land. Currently, there are active development applications on 87% of the land, with an expected build-out time of 2-3 years. Ten subdivision applications have been received for the Kedron area. These propose up to 3,058 single-detached dwellings, 3,068 medium density or townhouse dwelling units, 984 high density units, and up to 662 additional units in mixed-use blocks. Also proposed are a total of 10 new schools and a number of new parks, as well as 8,918 square meters of commercial space.

I grew up right here in Oshawa.  Born in Oshawa General Hospital.  I remember when I first heard about a young person close to our family suffering from a nasty disease that was granted A Wish from Children's Wish Foundation .  This was the turning point in this persons recovery. Tyler’s wish proved he can do anything!

"I had never surfed before and wasn’t sure whether I could do it with my prosthetic leg, but I did, and I rocked it!"

In 2012, 16-year-old Tyler played AAA hockey and dreamed of playing professionally. His goal was put on hold indefinitely after discovering that he had a form of soft tissue cancer, resulting in eight months of chemotherapy and the amputation of his left leg.
Tyler and his family were devastated by his diagnosis and he wanted them to enjoy a special vacation together. “I wished to go to Hawaii because I love to travel and see new places,” he says. “I was able to take my entire family with me and I thought Maui would be the best place for us to go.”

Tyler’s wish trip was filled with exciting new adventures and he learned that even with his prosthetic leg, he can do anything he sets his mind to.

“My favourite part of my wish trip was surfing. I had never surfed before and wasn’t sure whether I could do it with my prosthetic leg, but I did, and I rocked it!”

Today, Tyler continues to prove he can do anything. As part of the Canadian sledge hockey team, he helped bring home a silver medal from the PyeongChang 2018 Paralympic Winter Games. Congratulations to Tyler and his team on this wonderful achievement!
