Welcome to the February instalment of Home’Ward Bound! This month, all of our 2018 stats are in so we would like to dedicate the majority of this month’s offerings to Market Intelligence, so that you are informed and educated on the historical data and can therefore see the trends of the new market unfolding for 2019. 

What are we anticipating for 2019? There are many factors at play right now, regionally, provincially and nationally and many voices that are indicating a challenging real estate marketplace ahead. However, we have seen challenging conditions before and succeeded – even thrived – in spite of it, netting great terms, conditions and value for our clients. And thus far, conditions have been balanced and fair, with all true indicators still showing us securely in the seat of a seller’s market.

The Highs, Lows and Oohhs of the Market

In December, the Durham Region Association of REALTORS reported 446 residential sales in the Durham Region, a 39% drop from the 730 reported in November 2018. However, it is important to note that December is typically the weakest month of the year for real estate sales. For example, December of 2017 reported 545 sales, and while higher by 18% than this year, December overall tends to see sales hovering in the mid 400’s to mid 500’s traditionally. Your proof:  December 2016 reported 528 sales, December 2015 reported 548 sales, and December 2014 reported 478 sales, bringing our 5 year historical average for the month of December to 509 units sold.  

The average selling price in Durham for the month of December 2018 was $587,200, dropping $3,203 from November 2018’s $590,403. However, it was a significant increase of $12,136 from the year before, when the average was $575,064 for December 2017.  A little walk down memory lane reveals that December 2016’s average was $570,957, December 2015’s average was $451,671 and December 2014’s average was just $386,885. 5 years in the marketplace sure has grown significant equity for homeowners! 

The Year in Review

From this chart you can see that only January 2018 posted an average sale price under $580,000, resulting in the overall average sale price for all home styles in Durham Region to finish just shy of $600,000! That’s very impressive when you consider  the following 10 year historical table:

The amount of new listing inventory coming onto the market between November 2018 and December 2018 was just 543 units, down significantly from the same period the year before, which saw 711 new listings enter the market, and down massively from November 2018, which saw 1,179 new listings come on the market. The Durham Region finished out 2018 with 1,289 Active Listings on the market as we entered 2019. In total, 18,233 New Listings were taken in 2018, resulting in a 49% sales ratio, or every 1 in 2 listings being sold. The Average Sale to List Price Ratio for the year was 98% with the Days on Market Average coming in at 24. In 2017, the Average Sale to List Price Ratio was 105% with a 15 day average market time. In 2016, those same valuations were 104% and 12 days, respectively.

The Durham Region saw a dollar volume in sales of $5.3 billion in 2018, down 24% from the previous year. Oshawa once again led the way in both listings taken and number of sales, finishing the year with a sales volume of $1.2 billion. Here’s the breakdown, community by community:

Average Price Breakdowns for December:

  • The average detached dwelling sold for $640,849 and sold for 97% of list price in 35 days. A total of 309 units were sold.
  • The average semi-detached dwelling sold for $495,212 and sold for 99% of list price in 26 days. A total of 26 units were sold.
  • The average link dwelling sold for $504,808 and sold for 98% of list price in 42 days. A total of 13 units were sold.
  • The average freehold townhouse sold for $532,559 and sold for 99% of list price in 22 days. A total of 39 units were sold.
  • The average condominium apartment sold for $397,619 and sold for 98% of list price in 42 days. A total of 27 units were sold.
  • The average condominium townhouse sold for $403,924 and sold for 98% of list price in 28 days. A total of 32 units were sold.  



Bragging Rights...

Great things are happening in our community and here are just a few examples to prove that the Durham Region is a great place to live, work and play:
  • Construction is underway on the brand new Whitby Playdium, a 36,000 sq ft, tech-infused entertainment complex located in the Whitby Entertainment Centrum by the 401. The facility will feature video games, virtual reality and play attractions like augmented climbing walls, bowling, rope courses and bi-level laser tag. Food and beverage options plus private party rooms will round out this entertainment destination, set to open summer 2019.
  • Nordik Spa-Nature Whitby is set to open fall 2019. This 385,000 sq ft, $20 million destination spa promises world class facilities and experiences and will draw thousands of tourists a year to our region.
  • The Bowmanville Hospital redevelopment includes construction of a new hospital wing that will house a new Emergency Room Department, new surgical suites, new Critical Care units and a new Diagnostic Imaging Centre.
  • Toyota Canada is preparing to open its brand new Eastern Canada Parts Distribution Centre for fall 2019. The Bowmanville facility, located at Lamb’s Rd and Baseline is a 350,000 sq ft LEED silver certified building situated on 30 acres of land. Toyota has invested $40 million into the facility that will employ 150 people with room for expansion.
  • Trent University’s Board of Governors recently approved a new campus expansion and new programs for its Oshawa site, including new residence and academic buildings. 
  • UOIT is moving ahead with plans for a new $100 million Centre for Advanced Research, Innovation and Entrepreneurship (CARIE).  CARIE will act as a catalyst for a new cluster of advanced manufacturing research and development in strategic industries such as nuclear, electrical and alternative energy systems, automotive and  transportation, new materials and robotics.

I grew up right here in Oshawa.  Born in Oshawa General Hospital.  I remember when I first heard about a young person close to our family suffering from a nasty disease that was granted A Wish from Children's Wish Foundation .  This was the turning point in this persons recovery. Louis' wish brings him comfort and joy

Louis loves spending time in his backyard, surrounded by beautiful trees and chirping birds. Because of his neurological disorder, Louis couldn’t stay outside for a very long time in the warmer months because he can't move well on his own and is unable to swat away bugs. Louis' medical condition has limited his time outdoors and he wished for a safe space to enjoy time outside.

His new screened-in outdoor pavilion was furnished for his needs with a cozy suspended hammock and an outdoor bed where he can rest comfortably. When his parents placed him on his hammock, Louis couldn't stop smiling - it was clear that he was thrilled that his wish had come true.

“Louis loves feeling the wind on his face and listening to the birds singing, but there were so many mosquitoes on him that it was impossible to stay outside, says Louis' mother. With the pavilion, Louis will finally be able to enjoy being outside in the spring, summer and fall, nap outdoors and breathe in the fresh air.”
When a wish is granted, it does much more than bring joy to a child’s heart. For kids like Louis, who are faced with critical illnesses, a wish-come-true provides them with strength to battle through darkness and gives them hope for healthier, happier days ahead.
