The opening months of 2019 have seen weather play a dramatic role in the buying and selling patterns of real estate consumers, making it difficult to truly ascertain what the temperature of the market is in broad, definable terms. What we can tell you is that the entry level market is still responsible for stimulating sales, and it’s where we are seeing the greatest activity. Multiple offers are occurring in this category, as a result of a shortage of inventory under the $500,000 threshold. However, in the upper price ranges, inventory is experiencing a quite different story, with longer market times, and position and strategy playing key roles in determining a successful sale. The condition, presentation and proper launch of a home to market has never been so imperative.

Spotlight on Durham’s Rapidly Expanding Casino Industry

A fabulous new entertainment district is set to open in Pickering this year at the corner of Bayly and Church. Durham Live, a $1.5 billion development, will become the premier tourist destination east of the downtown Toronto core, and will no doubt be one of Ontario’s top attraction sites. Featuring a resort casino and 5-star hotel, the property will also house a boutique hotel, convention centre, giant amphitheatre, restaurant plaza, cinema, indoor water park, performing arts centre, spa and fitness centre, botanical garden, shopping mall, office tower and film studios. This landmark project, estimated to create 10,000 jobs in its creation, will augment the municipal coffers by $15 million annually. Completion is set for late 2019.

Meanwhile, Ajax Downs will remain open, despite earlier plans to amalgamate with Durham Live. And in the northern boundary of our region, the Great Blue Heron Casino in Port Perry is currently under a massive renovation and addition, with construction of a brand new 119 room hotel and 20,000 square feet of new gaming space. A 500 seat entertainment centre for live performances and shows is part of a future plan for the site.

BREAKING NEWS!

The City of Oshawa is one of the top 10 places to work in Canada, according to the latest Bank of Montreal (BMO) Labour Market Report Card. In the analysis, Oshawa ranked 9th as one of the best Canadian cities to find employment and was one of five Ontario cities to make the top 10. Additionally, Oshawa was one of the top four cities in Canada for employment growth, posting 4.9% year-over-year job growth. Oshawa’s unemployment rate was 5.8%. This new data recognizes the fundamental strength of Oshawa’s economic base, which in recent years has diversified with tremendous growth in the education, health care and retail sectors, making Oshawa an ideal community in which to live, work and invest.

You Don’t Say...

Huffington Post Canada recently released a score card of 63 Canadian real estate markets. In their findings, Durham Region ranked #6 out of the 63 for the lowest average days on market to sell a home. At just 21 days, Durham Region outperformed Oakville/Milton, Mississauga, Toronto, Barrie and Vancouver, to name a few.

I grew up right here in Oshawa.  Born in Oshawa General Hospital.  I remember when I first heard about a young person close to our family suffering from a nasty disease that was granted A Wish from Children's Wish Foundation .  This was the turning point in this persons recovery. It was then that I   began to pay closer attention to the work they do.  Since then, I have learned that it is a collection of hard working professionals all coming together for a common cause.  That cause is to help young people over come unfortunate health issues that life sometimes throws our way.  I take pride in supporting in a way that I can, the good work these people do at Make A Wish .  My team rally’s around our annual goal of raising money and donating portions of our income to help Make A Wish in their quest to heal young people when they need healing.  My team and I are committed to providing outstanding results for buyers and sellers referred to us by our past clients.   I have discovered that Make A Wish shares similar commitments to their patients.  And since their services survive on sponsorships and donations we are happy to contribute and proud to support them.

Joey’s wish helps his family look forward to a brighter future

Joey is a happy and energetic nine-year-old who loves all sports, but football tops the list of his favourites. After his leukemia diagnosis in 2013 and over three years of treatment, he is currently in clinical remission. He likes to say that he “kicked cancer’s butt”. Joey is an inspiration and hasn’t let cancer rob him of his positive energy and outstanding resilience.

Joey loves being the centre of attention and his favourite colours are orange and red, he loves tacos, chicken wings and candy…especially the sour ones. Joey’s dad, Scott, shared “There’s never a dull moment with Joey on the go!” 

Joey’s most cherished wish, which encompassed his family’s love of football, came true when his family traveled together to Pittsburgh, Pennsylvania so Joey could have a Pittsburgh Steelers experience. While on their wish trip, Scott emailed Make-A-Wish staff to share that they were having an amazing time, “It’s like Christmas Eve every night this week!” 

Joey said that some of the highlights of his wish trip were meeting the Steelers players, telling James Conner, a fellow cancer survivor, that he “kicked cancer’s butt”, playing catch with Roethlisberger, getting a Steelers autographed football, and acquiring a huge new collection of “Terrible Towels”. Joey’s favorite moment of his wish week was enjoying the Steelers game with his dad and brothers, he says “We totally crushed it!”

Scott enjoyed watching his boys’ faces light up and shared that their trip “couldn’t just have one favourite moment as the whole week was just one incredible moment after another. It was so perfect for us because it was for Joey but was also something that involved us as a family.”

“While it doesn’t even begin to cover or convey the gratitude for serving our family so incredibly, we want to thank you from the bottom of our hearts for this indescribable trip,” said Scott. “It was way more than a wish come true for Joey. This week has proved to be a milestone for our family; filled with bittersweet memories remembered and lifelong memories made; I can’t wait to see what our future holds.”
