Canada’s 150th birthday, a time to light up the summer skies with commemorative fireworks and celebrate all things Canadian. As Canadians, we are eternally grateful to our founding fathers who crafted our Confederation and birthed our separate, distinct and unique identity, one that is recognized worldwide as a culture of warmth, humility, politeness and equality. One of our greatest privileges here is the right to own property, the roof over our heads.  In so many other places in the world, that right does not exist, and if it does, it has been so corrupted and abused that it no longer bears any resemblance to what we enjoy.  No wonder the whole world is flocking to the True North, strong and free.

Named in 44 BC by the Roman Senate to honour the Roman General Julius Caesar, who was born on July 12, the month of July is typically the warmest month of the year in the Northern Hemisphere, and one of seven months that boasts 31 days.

July’s birthstone is the Ruby, symbolizing contentment, love, passion and integrity, and its flower is the Larkspur or the Water Lily. The long hot days of July are often referred to as the “dog days of summer”. You’ll see an article in this month’s newsletter about how to keep Fido safe during the heat.

In the real estate arena, we’re seeing a shift of seismic proportions; inventory has increased dramatically since March 27, when the Ontario Minister of Finance announced that the new budget would include measures to cool the red hot housing market. By the time the budget was released

on April 20, the trend was already established, and it has not let up since. It’s great news for buyers, who now have a selection of homes to choose from, and we hope that translates to a further influx in migration from Toronto to our area.  For sellers, it means strategy and negotiation have never been more essential, and analyzing the competitive micro market is of paramount importance. Overall, we are slowly moving into a stable, mature market where gains are more realistic and the marketplace inventory is balanced. One thing is evident: it is essential to have strong, reliable and wise representation in this market; don’t let your family, friends and neighbours navigate these conditions without us! SUMMER PET SAFETY TIPS

 üSun Protection: Don’t forget the sunscreen and have your dog wear clothing. White and light coloured fur, as well as pets with thin     or sparse coats, are most likely to suffer from sunburn.
üCooler Hours: Exercise your dog in the morning or evening. The intense midday heat can overwhelm your dog.
üKeep It Shady: Prevent overheating with breaks from the sun in a shady retreat every 30 minutes or so.
üHot Car: Even with the widows cracked, the interior of a car can heat up to 120 degrees!
üStay Hydrated: Refresh your pet’s water bowl more often than usual on hot days. Add ice cubes to cool down your pet and prevent vomiting.
üHot Paws: Paw pads are sensitive and can burn and blister from hot surfaces such as pavement, concrete, wood stone metal and sand. Consider dog booties.
üSigns of Heatstroke: Keep your eyes peeled for excessive panting, weakness, drooling, lethargy, vomiting, dark red gums, in-coordination, rapid heart rate and seizures.

Celebrate Your Independence Too!

July 1, 1987  is a momentous day in history for all  of Canada , frequently referred to as “ Canada’s Birthday”. On this day Canada became a kingdom in its own right when we earned some independence—AND so is the day we buy our own home!!! The Highs and Lows and Oohhs of the Market
In May, the Durham Region Association of REALTORS reported 1,309 sales in the Durham Region, a 10% drop from May 2016.
The amount of new listing inventory between April 2017 and May 2017 rose by 838 units in the Durham Region, finishing at 3,271 new listings 

compared to 2,433 the previous month. In May 2016, the new listing inventory was only 1790 units.
The average selling price in Durham for the month of May dropped 7% from its record-breaking perch of $702,768 in April, to $652,963. However, 

it still represented a 23% increase over May 2016, when the average selling price in Durham Region was $531,051. And here’s how that average 

price breaks down:
The average detached dwelling sold for $718,780 in May and sold for 105% of list price! -The average semi-detached dwelling sold for $507,991 

and sold for 108% of list price! -The average link dwelling sold for $546,040 and sold for 107% of list price! -The average freehold townhouse sold 

for $551,356 and sold for 109% of list price! -The average condominium apartment sold for $399,764 and sold for 106% of list price! -The average 

condominium townhouse sold for $410,302 and sold for 110% of list price! -Homes continue to sell quickly, with an average market time of 10 

days. Just a short 10 years ago in 2007, the average selling price in Durham Region was $257,850!

I grew up right here in Oshawa.  Born in Oshawa General Hospital.  I remember when I first heard about a young person close to our family suffering from a nasty disease that was granted A Wish from Children's Wish Foundation. This was the turning point in this persons recovery. Jaylen Tackles His Dream With The Eskimos

Like many young boys, Jaylen has always dreamed about becoming a pro football player. But his medical condition makes him very vulnerable to any contact sport. Even a simple hug could cause him major bruising. But that didn’t stop him from wishing to become the newest member on the Edmonton Eskimo’s roster.

Jaylen’s wish was nothing short of the full VIP treatment. His day began by attending an Eskimos practice where he met the players and the head coach. He was even called in to huddle with the team and make a play – he also scored a touchdown! But what sealed the deal was when Jaylen finally went pro by signing a one-day contract and being presented with his own jersey. 

Although he spent one day with the CFL and his team, Jaylen will be an Eskimo for life. His wish was more than just a day of living his dream – it was a gift that reminded him about the beautiful and happy moments he could have and the hope for a brighter future.
