Welcome summer, we’re so glad you are here! Here’s some fun facts about June: June birthstones are the Pearl, Alexandrite and Moonstone; its flowers are the Rose and Honeysuckle, and in Canada, our fruit and vegetable picks of the month are Arugula, Radish and Lettuce!
With the end of school fast approaching and summer vacation plans looming on the horizon, our local housing market will subtly change as a result. After all, the real estate market is only ever a reflection of the timing of priorities for Canadian families. Fibre-Optic Companies Target Oshawa!
Canada’s largest telecommunications company -- Bell -- plans to invest more than $100 million to bring its preeminent technology to Oshawa, equipping approximately 60,000 homes and business with its all-fibre optic network, giving Oshawa residents truly world class internet connectivity. The Oshawa expansion is part of the company’s plan to bring the all-fibre network to more than 1.3 million homes in the GTA and 905 regions, and is already underway, with access expected by fall 2018. This marks the 2nd large-scale announcement of fibre network investment in Oshawa over the past year. Last year, FlashFibr announced it was investing $400 million over the next four years for the construction of a new fibre optic network in the city. Yet another company – telMAX – also has plans of expanding access to fibre-optic networks in Oshawa. Currently they are nearing the completion of their
headquarters on Elderberry Drive, which will serve as a data centre for their services. While they plan on offering services in other Durham communities, Oshawa remains their “prime focus” as well.

Durham College just announced this week that its impact on the local economy equals $913.3 million, according to a recent study.
This substantial contribution accounts for approximately 4.9% of the area’s total gross regional product and supports some 9,558 jobs, meaning that 1 out of every 24 jobs in the Durham Region is supported by activities of Durham College and its students.

The Highs, Lows and Oohhs of the Market
In April, the Durham Region Association of REALTORS reported 930 residential sales in the Durham Region, a 10% increase from the reported 846 in March 2018. On a year-over year basis, sales were down by 32%.
The average selling price in Durham for the month of April was $609,813, increasing by almost 2% ($11,401 to be exact) over March 2018. This represents a dramatic fall from April 2017 when the average sale price for Durham Region reached its highest recorded average ever at $702,768 – a pinnacle that may not be achieved again for quite some time by the looks of things. However, it represents a 6 month pattern of increasing average sale prices in the Durham Region, and while they have been only slight each month, they cumulatively add up to a 6% gain, which is good news for home sellers!
The amount of new listing inventory coming onto the market in April 2018 was 1908 units in Durham Region – another very significant month in terms of inventory. This represents an almost 9% increase over March 2018 but a decrease of 525 units, or 27%, compared to April 2017.
The average days on market for April 2018 have been stretched to 20 days, up 2 days from March, and increasing significantly over that of April 2017, when houses were selling in an average time of 7 days.

The average detached dwelling sold for $669,644 and sold for 98% of list price in 21 days. A total of 620 units were sold.
The average semi-detached dwelling sold for $500,157 and sold for 100% of list price in 13 days. A total of 57 units were sold.
The average link dwelling sold for $531,079 and sold for 100% of list price in 12 days. A total of 37units were sold.
The average freehold townhouse sold for $538,778 and sold for 99% of list price in 16 days. A total of 113 units were sold.
The average condominium apartment sold for $393,485 and sold for 100% of list price in 23 days. A total of 44 units were sold.
The average condominium townhouse sold for $432,494 and sold for 99% of list price in 18 days. A total of 56 units were sold.

Spotlight on
Economic Development Oshawa!
100 Bond St E, Phase 1, is a $50 million dollar luxury rental development that was completed in 2017 and offers affordable modern living for 200 residents and ground floor retail space. Phase 2 at 80 Bond St E, breaks ground this summer with 375 proposed units: a 21 storey residential condo tower offering 224 condominium units and 151 rental units. Almost 7,000 square feet of ground floor commercial space completes the site.
Just around the corner at 157-163 Athol St E, a 185 unit student housing project of 9 storeys is proposed adjacent to several UOIT campus buildings and the Tribute Communities Centre.
At 135 Bruce St, the Medallion Development is projected to begin this year, redeveloping a former industrial site into a 2,241 unit mixed-use neighbourhood with 2,145 apartments in buildings ranging from 3 to 18 stories high, 96 townhouses, and office and retail ground floor space.
In June 2016, the province approved the Lakeshore East GO Train Extension, which includes new GO Train stations in Oshawa, Courtice, and Bowmanville. This extension will connect East Durham by rail to Toronto and the rest of the GTA. As part of the extension, a GO Station and Multi-modal Hub has been proposed by Metrolinx for the former Knob Hill Farms site. The development will integrate bus, rail and vehicle travel, and spur redevelopment of the surrounding Central Oshawa neighbourhood, and is the catalyst for projects like the Medallion Group investment, as well as another site of 84 stacked townhouses at 13 Dean Ave and a 65 unit apartment building adjacent to the Central Oshawa GO Station site at 63 Albany St.
The Five Points Mall redevelopment is underway! The creation of several new commercial spaces, including 3 standalone buildings and the addition of a massive self-storage facility that repurposes the former Target retail unit, will completely change the look and use of the former enclosed mall.
The RioCan Windfields Retail Hub is a 160 acre site which will include almost 850,000 square feet of commercial space plus 343 townhouses and 352 apartment units and is set to break ground this year.
The former site of Dr. F.J. Donevan Collegiate Institute at 250 Harmony Rd S is well under way to being home to 67 street townhouses and a 167 mixed-block townhouse complex.

Kate’s Wish Helps Her Chase Her Goals
Kate is an athletic teen who loves to get her endorphins from biking and running. She has enjoyed competing in biathlons and her latest goal is to one day participate in a triathlon for the first time.
Kate struggles with her critical illness, cystic fibrosis, which requires daily physiotherapy to clear her lungs, close to 50 pills and a special diet to help her digest food properly. This is a lot for anyone to handle, but Kate hasn’t let these extreme obstacles stop her from living an active lifestyle and continuing to challenge herself to accomplish more. Her drive to excel is truly remarkable and shows that kids with cystic fibrosis can follow their dreams.
When Kate learned that she was eligible for a wish, she only had one wish in mind - to have her very own competitive road bike. Kate was ecstatic the day her wish was granted and she immediately started planning her training schedule. We learned from Kate that it's common practice to give your bike a name and she chose Klaus. The name means "the people's victory" and implies someone who serves their community and devotes themselves to the greater good. It sounds like Kate has big goals for her future and we’re thrilled to see her going after them!
Kate was incredibly grateful to Make-A-Wish and her volunteer wish granters, “Thank you for this incredible experience. I’m so excited to go for a ride soon.”
